Finding affordable homes outside of the Toronto GTA, and York Region

Living inside the metro Toronto GTA border has many advantages. Access to affordable homes and realizing the dream of home ownership a reality isn’t one of them.

Home prices inside the Toronto GTA and borders are thru the roof, in simpler terms [ it’s nuts ] Bidding wars, bully offers and selling for $100,000 to 300,000 over list price.   The spring 2016 market is not a dull one, indeed.      The area of the cities surrounded by Highways like: 401, 404 and now the 407 ETR  have help increased the real estate market  value over 18.1 % compared to last year.   ( Source DRAR, May 2016)

Let me explains what’s causing this increase in the border areas, and how home buyers can find affordable housing outside of it.

  1. Inside the cities of GTA / York Region and the south end of Durham Region – homes sales will always be robust. Demand is high (no one will argue with that)    – Supply is low.
  2. Very insulated and not a lot of room for new construction
  3. The better the location faster the prices will rise.

 

The further you go out, the softer the market will be. Meaning less demand, prices are fair market value and not inflated.

Affordable family friendly homes exists,  however it does involve  commuting to your workplace.     The areas to consider are North Durham Region and Kawartha Lakes area.

Tired of Losing in Multiple Offers? Here’s How to Win in this crazy real estate market.

 

The 2016 Durham Region real estate spring market will go down in history as a crazy hot market. If you’re staying current with the news or you’re a current buyer, you have certainly noticed properties are selling within a matter of days of going on the market and the competition is fierce.

We are currently experiencing a Sellers Market – so this means buyers are competing for properties. If you want to win in a multiple offer situation, this post is for you.

Tired of Losing in Multiple Offers- Here’s How to Win!

This market is so hot, that just last week, The Puckrin and Latreille Group sold several properties! One of our listings went on the market Thursday, got 80 showings (Yes, 80) over the weekend and had sixteen registered offers on the following Monday ( selling for over the list price). As always, buyers are looking for properties offering excellent value — homes that are turn-key ready and offered at a fair price. Listings in popular sought after neighbourhoods and desirable locations, especially in Durham Region, North Durham and Kawartha Lakes areas are selling quickly [ like hot cakes].

With this being said, if you’re thinking of selling your home in the coming months, consider moving up your timeframe rather than waiting. Inventory is quite low in the Durham Region Real Estate market area. This is due to the LOW Mortgage rate, which increases supply & demand and the end result – HIGHER prices.

As a result, potential buyers are jumping on new listings (like it was a Sale on Black Friday) and we are seeing multiple offer situations.

If you are trying to buy in this market, here are some helpful tips my team and I suggests may help guide you to ensure your offer is the winning bid:

Make sure your finances are in order. Be pre-approved for a Mortgage and have all other required financial documentation in place. That also includes don’t make any big purchases ( like buying a new vehicle)

Do not make your offer contingent on the sale of your current home (assuming you can potentially cover two mortgage payments for the short term). If you do need to sell before buying, contact us to discuss options.

Be flexible on your closing date; make it convenient for the sellers.

Increase your deposit down– it shows favourably to the Seller of your interest.

Consider an “information only” home inspection, meaning you can have the inspector do a walk-through – this is called a pre-inspection prior to the buyer offer. Or even not making your offer contingent on the outcome of the home inspection. This is an area where you will need to be especially careful and discuss all options in detail with your Realtor before doing so. Similarly, consider higher down payment options or minimizing/eliminating financial contingencies if you are lucky enough to be in a position to do so. Again, contact us for creative ways to minimize contingencies while making sure you are absolutely protected in the contract. There are some tricks of the trade!

Top 5 reasons WHY You Shouldn’t Sell Your House Yourself

The 2016 Spring market for real estate in Ontario hasn’t stopped yet.   In fact it started much earlier than anticipated in February in our area in North Durham and Kawartha Lakes.  In today’s market, with homes selling quicker than we can put the sign up and rising prices, some homeowners might consider trying to sell their home on their own, known in the industry as a For Sale by Owner (FSBO). Regardless of the market being a sellers-market, buyers or balance market. There are several reasons this might not be a good idea for the vast majority of sellers.

 

Here are five of those reasons:

  1. There Are Too Many People to Negotiate With

Here is a list of some of the people with whom you must be prepared to negotiate if you decide to For Sale By Owner (FSBO):

  • The buyer who wants the best deal possible
  • The buyer’s agent who solely represents the best interest of the buyer
  • The buyer’s lawyer (trust us, this is not a pleasant experience)
  • The home inspection companies, which work for the buyer and will almost always find some problems with the house
  • The appraiser if there is a question of value

There’s a code in the industry that most buyer agents stay clear of bringing their clients to a FSBO.  Let me explain, buyer agents get paid a portion of the commission by the listing agent.  Now with a FSBO – they haven’t signed a listing agreement with a real estate firm and are not deemed to pay a fee for services rendered.   So the question is still, Who will be paying the buyer agent? And I can assure you it won’t be the buyer clients!

Year after year studies from The National Association of Realtors (NAR) clearly shows home-owners going the FSBO route –

  • a) Stay on the market longer,
  • b) Don’t experience multiple offers or have “bragging rights” for selling over asking

 

  1. Exposure to Prospective Purchasers

Recent studies have shown that 89% of buyers search online for a home. That is in comparison to only 20% looking at print newspaper ads.    Most real estate agents have an internet strategy to promote the sale of your home. As a FSBO will you?

  1. Selling on your own has Become More and More Difficult

The paperwork involved in selling and buying a home has increased dramatically as industry disclosures and regulations have become mandatory. This is one of the reasons people doing FSBO has dropped from 19% to 8% over the last 10+ years.

  1. You Net More Money when Using an Agent

Many homeowners believe that they will save the real estate commission by selling on their own. Realize that the main reason buyers look at FSBOs is because they also believe they can save the real estate agent’s commission. The seller and buyer can’t both save the commission.

Studies have shown that the typical house sold by the homeowner in the US (source: NAR:  http://goo.gl/GFQbk) sells for $210,000 while the typical house sold by an agent sells for $249,000. This doesn’t mean that an agent can get $39,000 more for your home as studies have shown that people are more likely to FSBO in markets with lower price points. However, it does show that selling on your own might not make sense.

To best illustrate my point here’s a real case scenario.   We recently listed a home in-town Port Perry.    Prior to being under our services – the listing was in limbo.  The home owner had it twice on the market with a 3rd party FSBO marketing agency. Not getting any results, they decided to call our services.   We conducted a market analysis (CMA) report and the house was listed according to market value.   Needless to say it sold within a few days on the market.
